Airbnb restrictions

I had a friend inquire to me about renting his house out through Airbnb. He lives in a small neighborhood and wasn't sure if there were any restrictions on if he could rent it out on airbnb or where to look to see about any restrictions.
I wouldn't imagine there would be a reason he wouldn't be able to, just wanted to see if anyone ever encountered a time where they werent allowed to rent?

@Chad-Service I know in Chicago the city has a list of prohibited buildings and they will remove or not allow owners to list if the condo is in one of them.
